What You'll Do

Summary:
Works under the supervision of the Director, Plant Operations. Is responsible for the planning, organization, direction and supervision of activities of Plant Operations staff in regard to general maintenance of the buildings at the medical center campus. The manager is also responsible for supervision of the computerized maintenance management system (CMMS) and as built CAD files used by the Plant Operations Department. The Manager shall be accountable for planning and maintaining an effective organization, for administering labor and material controls, for training of maintenance personnel on hospital operational systems and safety and for effective management practices.


Responsibilities:
1. Administers and supervises the preventative maintenance program for areas assigned to ensure the uninterrupted operation of the physical plant. Monitors its application to assure maximum effectiveness and provides appropriate documentation of same.
2. Assures that all work orders are scheduled and completed in the most cost effective and expeditious manner. Maintains department productivity standards.
3. Supervises employees assigned. Performs performance evaluations based on both documentation and area inspections, counsels and disciplines as necessary.
4. Assures that all required recordkeeping is accomplished and maintains, reviews and analyzes as appropriate all data and documents pertaining to maintenance or other facility issues to demonstrate compliance with applicable regulatory laws, codes, and JCAHO standards. Prepares reports or trending analysis of same as required5. Assists other Plant Operations Management in the development, review, revision and management of departmental policies and procedures.
5. Assures excellent follow up on work status to the Director, fellow departmental management and customers and is responsible for positive customer service evaluation.
6. Coordinates purchase of parts, materials and service with network facilities standards, purchasing policy and operational budget. Assists in development of departmental budgeting in regard to staffing, materials and services.
7. Responsible for direction of daily operations on the Plant Operations Work Request System to include insuring proper amount of resources to support the system, technical interaction with the software vendor and Information Services, large scale implementation of palm device system input, departmental webpage, development and generation of reports (productivity, equipment, PM completion, etc.) and inclusion of new equipment, labor and material costs in the system.
8. Works closely with other departments and administration to negotiate priorities. Directs Plant Operations staff to plan work schedules, make job assignments, order needed materials, supplies and parts in order to meet these priorities. Recommends use of outside specialty contractors as circumstances indicate.
9. Acts as the department liaison with other departments to schedule maintenance repair work, and minor renovation work.
10. Develops and participates in training processes for the Plant Operations staff to include orientation of new employees, the continuing education of department employees in the repair and maintenance of assigned equipment and other assigned competencies, and instruction of personnel regarding hazards and safety to ensure safe procedures and safe use of equipment. 11. Acts as a point of contact for interaction with the Construction Services group in regard to some project technical and standards review and use of maintenance staff to support capital projects.
12. Maintains the Network Statement of Conditions for all applicable facilities. This incorporates both a hard copy and on-line versions of the document.
13. Maintains CAD database for floor plans and utility systems and develops square footage report for Medicare / Medicaid reimbursement.

Other information:
1. Education: Education beyond high school diploma is required. Bachelor’s degree in an engineering discipline or an Associates degree in applicable technical field with two years of experience in the preferred.
2. Licensure: None Required, however technical licensure would be a plus (PE, State Contractor’s Licensure in applicable trade fields, etc.).
3. Experience: In addition to the educational component, five years experience with building systems associated with healthcare facilities in a design or operational capacity. Experience with building management systems required. Computer literacy required, experience with MSWord, Excel, CAD and maintenance management software preferred. Supervisory experience required (three years minimum). Knowledge of JCAHO standards, AIA guidelines and NFPA required. Knowledge of state and local codes helpful, not required.
