Summary:

As Supervisor, you will be responsible for overseeing life safety, environment of care and any work necessary to maintain the service life of company assets such as physical structures, HVAC, mechanical, utilities, and grounds in an operative and safe working condition. This is a working supervisor position.

Responsibilities:

Essential Functions

•Major Functions/Activities: Perform supervision and oversight of trade specific technicians. This will include the daily dispatch of technicians based on facility needs in coordination with facilities Plant Engineering Managers. Critical thinking skills to determine appropriate priority level of need based on given information having multiple needs at various facilities. Perform supervision and oversight of corrective and/or preventive maintenance for the following systems: HVAC, plumbing, electrical, emergency power, fire protection systems, fire alarm, sprinkler, building envelope, doors, exterior finishes, elevators, nurse call, pneumatic tube system, patient beds, medical gas, building aesthetics related to repair, patching, and painting to maintain walls, floors, and ceilings in their current condition. Ensure facility is continuously maintained and ready to receive Centers for Medicare & Medicaid Services (CMS), The Joint Commission (TJC) and/or Dept Norske Veritas (DNV) regulatory surveys. Oversee compliance with all life safety and environment of care standards. Coordinates, supervises and assists in day-to-day office operations. Ensure any facility and grounds are maintained. Coordinates inspections by national, state, local and insurance inspectors and assigns repairs for compliance with recommendations. Assists outside service personnel, inspectors and vendors. Aid departmental manager in budget planning and maintain financial accountability. Ensures departmental compliance and follows all Lock Out/Tag Out procedures and wears appropriate Personal Protection Equipment (PPE), essential to the job. Responds and assists in code red/evacuation activities/alarms. Complies with organizational and departmental policies and procedures. Coordinate and participates in department meetings as well as other special meetings as assigned by Plant Engineering Services leadership. Plant Engineering Services is also often called upon to assist with events and programs outside of typical Plant Engineering responsibilities. Plant Engineering Services will work with local facility administration/leaders to assist with these special duties as directed by Plant Engineering Services leadership. Develops preventive maintenance tasks for utility equipment in accordance the Alternative Equipment Maintenance Strategy policy. Other duties may be performed, both major and minor, which are not mentioned above. Specific activities may also change from time to time.

•Communication: Uses excellent customer relations skills. Identifies what to communicate and to whom when asked. Relays information to all team members as needed. Collaborates with supervisor/manager and ESIC to identify building/equipment/grounds issues.

•Customer Satisfaction: Uses excellent customer satisfaction skills. Models customer satisfaction behavior standards.

•Professional and Organizational Compliance: Complies with and supports organizational and department policies and procedures as well as maintains knowledge and compliance with regulatory agencies. Maintains and demonstrates professional competency according to department and regulatory policy, procedure and protocol.

* Two-year college degree in a technical science/trade or equivalent work experience.

Education: High School or GED Required - Two-year college degree in a technical science/trade or equivalent work experience.

Experience:  Five years experience in maintenance personnel/operations supervision required. Healthcare facility and maintenance/operations experience preferred. 

Additional Skills/Requirements (required) •Extensive knowledge and abilities in management and oversight of facility maintenance and operations. Thorough knowledge of principles in design, operation and repair of all types of mechanical, plumbing, heating and air conditioning equipment. Knowledgeable of applicable codes and standards including NFPA, OSHA, JCAHO, State oversight and Local AHJ. Good analytical, critical thinking and diplomacy skills. Basic knowledge of general accounting procedures. Skill in data analysis, organization and presentation. Basic knowledge in reading and understanding blueprints and schematics. Ability to interact with individuals of all cultures and levels of authority. Ability to work effectively with physicians, administration, other departmental directors, nursing and outside agencies. Valid driver’s license required.
